What Is Basement Underpinning?

Underpinning is the process of deepening an existing foundation by excavating beneath it in controlled sections and pouring new concrete footings at a lower depth. The result is a deeper basement with full-height ceilings, turning a crawl space or low-ceiling basement into a functional room.

This is structural work that requires a contractor who understands concrete forming, load transfer, and soil conditions. Kemper Concrete brings over 15 years of foundation experience to every underpinning project.

When Underpinning Makes Sense

Low basement ceilings. Older homes in Hamilton and the Niagara region often have basements with 6-foot ceilings or less. Underpinning brings them to modern 8- or 9-foot height.

Adding a basement apartment or rental suite. Ontario building code requires minimum ceiling heights for habitable space. Underpinning gets you there.

Structural foundation repair. If your foundation is cracking, settling, or deteriorating, underpinning can stabilize and strengthen it while also increasing depth.

Increasing property value. A full-height basement adds finished square footage and significant resale value to any home.

Our Underpinning Process

Site assessment. We evaluate your existing foundation, soil conditions, and the target depth to determine the scope of work.

Engineering review. Underpinning projects typically require engineered drawings. We work with structural engineers to ensure the plan meets Ontario Building Code requirements.

Controlled excavation. We excavate in small sections (called pins), working around the perimeter in sequence so the structure is supported at all times.

Forming and pouring. New concrete footings and walls are formed and poured at the target depth, section by section.

Backfill and finishing. Once all sections are poured and cured, we complete the floor pour and any finishing work.
